Record sale price in Royal Harbor

License Partner and Private Office Advisor Ryan Chiodo of Engel & Völkers Olde Naples and Engel & Völkers Olde Naples represented the buyer in a sale that marked the highest sale price ever paid for a property in the Royal Harbor community: 7.2 million US dollars. The mansion was on the market for just 20 days before Ryan Chiodo brought the right buyer to the table.

The property has been on the market various times since 2018. The asking price was 7.6 million US dollars. Ryan Chiodo has now brokered a deal at 7.2 million US dollars. This is an impressive 4.8 million US dollars more than the average market value in the Royal Harbor community, which is otherwise only around 2.4 million US dollars.

“The impact of the coronavirus can be felt everywhere. It has even impacted the buying behavior of my clients. The market for detached one-family homes is currently on fire, we’re seeing a limited availability of real estate as there’s a surplus of buyers switching from condominiums to larger, detached properties. Lockdown restrictions are easier to live with when you have more space for you and your family. Then, of course, there are also those buyers from more northern states who, as well as more space, are also looking for better, sunnier weather.”

The home sold has an interior spanning 8,972 square feet, with five bedrooms plus a den, five full bathrooms, three half bathrooms, a large kitchen, a living room, and a formal living room with a bar for receiving guests in style, as well as a wine cellar and an elevator. The first floor of the property hosts another living room with a bar, a media room and a study, and three bedrooms. A spacious outdoor living area features an outdoor kitchen with a bar and dining area, and a saltwater infinity-edge pool with a swim-up bar.
